Properties that will always sell well compared with the rest of the market include:

1. Houses with 4 bedrooms
   
   
2. Houses with a reasonable amount of garden - 1i2 to 2/3 of an acre. Gardens of an acre or more are a specialist area. 2 and 3 acre gardens are more suited now to further development - most people cannot afford full-time gardeners!
   
   
3. Houses where one of the bedrooms is 'en-suite' (has a separate bathroom connected with one of the bedrooms)
   
   
4. Houses in a cul-de-sac
   
   
5. Houses next to a golf course or that have a good view of the countryside

There are many reasons why we choose a particular house to be our new home. Some are practical, but in truth it is the emotional ones that have an overriding influence:

• A new job requires a move to a new area
  
  
• Your relations, or your partner's relations, live in a particular area
  
  
• One area has better job prospects than another
  
  
• You need to move to cope with a growing family
  
  
• You want to "trade up" (or "trade down") to a different house, or area
  
  
• You want to retire
  
  
• You want a change
